Working with Investors: The Basic of Residential Investment Property – 3.0 CE
Instructor: John Blom
John Blom joined the Washington REALTORS® the same year he received his real estate license in 2009. He then became a managing broker in 2016. John’s home base is Vancouver, WA and he has been with his current firm for the bulk of his real estate career. Prior to his real estate career John was a civilian research/writer for the US Army Combat Studies Institute. That said, John is not new to being strategic in his approach and exercising discipline.
He has served as the President of the Clark County Association of REALTORS® and continues to serve on numerous committees for the local, state, and national association of REALTORS®. Outside of real estate, he is a member of the Clark County Council and is on the boards of the Boys and Girls Club of Southwest Washington and the Historic Trust. He lives in Vancouver with his wife and two children. He enjoys running and training for Spartan races, as well as barbecuing, and traveling with his family. John has a passion for serving and feels being an instructor with Washington REALTORS® is a natural fit for his experience and looks forward to sharing information with his fellow REALTORS®.
Working With Investors is a three-hour course intended to help brokers expand their business opportunities by giving them the tools needed to work with investors. The course was developed to introduce brokers to the factors that influence an investors decision making process. The course reviews key terms such as gross rent multiplier, operating expenses, net operating income, and capitalization that investors use to evaluate potential investments. It describes the different ways that real estate can provide a return to the investor and examines the impact of financing on the return. Using that knowledge, it also teaches brokers how to identify and evaluate specific properties to meet an investor’s objectives. The target audience is real estate brokers with some residential experience but who are unfamiliar with real estate investment.
